How much is my Sant Martí Poblenou apartment worth in 2026?

A practical way to estimate a Sant Martí or Poblenou apartment's 2026 sale value using registered Q2 transactions, August asking prices, neighbourhood rows and property-level evidence.

The figure you want is not a single exact number. It is a range you can defend. On 14 September 2026, the Generalitat release page publishes Barcelona sales by district and neighbourhood. In the official Q2 2026 workbook (sheet 2t26, April–June), the Sant Martí row recorded €5,288.88 per built square metre. The Idealista article of 10 September 2026 put Sant Martí’s asking price at €5,352/m² in August 2026.

The numbers sit close together, and that closeness tricks people. The first summarises sales that reached the land registry during one quarter. The second comes from homes advertised on a portal. One looks at closings; the other at what a buyer searching today will see. Neither has walked through your apartment.

Sant Martí is not one homogeneous zone, and Poblenou is not the whole district. There are ten neighbourhoods: el Camp de l’Arpa del Clot, el Clot, el Parc i la Llacuna del Poblenou, la Vila Olímpica del Poblenou, el Poblenou, Diagonal Mar i el Front Marítim del Poblenou, el Besòs i el Maresme, Provençals del Poblenou, Sant Martí de Provençals and la Verneda i la Pau. Typology, distance to the beach, converted industrial fabric, sample size and the daily life of each street all shift. The district average orients you. It does not set the price of one building.

If you are preparing a possible 2026 sale, this guide helps you read the figures. It does not replace a mortgage appraisal, a tax calculation, an expert report or individual legal advice. When the number will support a money decision or a legal right, define the purpose first.

Two price signals, two different questions

The Generalitat Q2 2026 XLSX counts 565 registered Sant Martí sales at an average of €5,288.88 per built square metre. For those sales it also shows 74.79 m² average built area and €409,973.74 average total price. These are district statistics for one quarter, not the output of an individual valuation.

The official release page presents the file as district-and-neighbourhood statistics. The workbook breakdown splits the total into 63 free-market new homes, 3 protected new homes and 499 resale homes. By price type, the free-market new-build average was €6,574.34/m² and the resale average €5,068.11/m². Resale dominates this sample. That still does not let you compare a recent 22@ scheme with any older flat in the Besòs on the same terms.

Idealista put Sant Martí at €5,352/m² asking in August 2026, against €3,505/m² in August 2016 and a 52.7% rise over a decade, according to the 10 September article. In the same piece, el Poblenou appears at €5,973/m² (about 12% above the district average) and Diagonal Mar exceeds €9,000/m² on asking. That signal is more recent than the registered quarter, but it remains asking evidence. Idealista notes that it works with requested listing prices, which can differ from amounts finally agreed. The 2026 methodology explains that the sample starts from active, visible listings, consolidates duplicates and removes anomalous observations; the document itself separates asking price from final transaction price and notes a methodological update in July 2026.

The Generalitat answers “what was recorded as sold?” Idealista answers “what prices will a buyer see among current advertisements?” If you blend both into a new average, you lose what each source contributes.

Between €5,288.88 and €5,352 there are only €63.12/m². Do not read that gap as the usual discount between listing and deed. Dates, samples, transaction stage and often the surface definition all differ. In the official workbook the unit is the built square metre; a listing may highlight another measure.

These two sources do not publish a fixed conversion rate from asking to closing. If a calculator always subtracts the same percentage, ask which sales produced it, which period it covers and whether it compares built metres with built metres. A neat percentage can look precise and still rest on homes that do not resemble yours.

The XLSX also warns that some Barcelona homes could not be geolocated. That is why city totals do not match the sum of districts or neighbourhoods exactly. Two decimal places do not remove that limit, and one quarter does not describe all of 2026.

The district does not erase differences among its ten neighbourhoods

The official Q2 2026 table gives each Sant Martí neighbourhood its own row. These are the registered sales, average built areas and registered averages:

In Q2 2026, the registered neighbourhood averages ranged from €3,616.82/m² in la Verneda i la Pau to €7,184.96/m² in Diagonal Mar i el Front Marítim del Poblenou. The Generalitat page presents the file precisely as district-and-neighbourhood statistics. That is the level of comparison, not one street or one doorway.

Treat that spread as context, not a tariff. Three neighbourhoods have thin samples: 21 sales in la Vila Olímpica del Poblenou, 27 in Diagonal Mar i el Front Marítim del Poblenou and 30 in el Clot. With few sales, a couple of heavily renovated, poorly kept or oddly sized homes can move the average. In el Poblenou, with 127 sales, the official breakdown separates 35 free-market new homes at €7,211.42/m² and 92 resale homes at €6,068.08/m²; the combined neighbourhood average is €6,428.59/m². If you only look at the district €/m², that mix disappears.

El Parc i la Llacuna del Poblenou and Provençals del Poblenou hold part of the fabric linked to 22@: buildings from different eras and uses that mix residence and activity. La Vila Olímpica del Poblenou showed high average built areas in the quarter (106.21 m²) and a planned-block setting. Diagonal Mar i el Front Marítim del Poblenou combines front-line typologies with few transactions. El Camp de l’Arpa del Clot and el Clot keep a denser grid and a lot of resale. El Besòs i el Maresme, Sant Martí de Provençals and la Verneda i la Pau sit, on registered averages, clearly below the coastal band. Use those differences to search for comparables. Do not turn them into automatic premiums for saying “Poblenou”, “beach” or “22@”.

A buyer visits a street and a flat. They do not buy a spreadsheet row. Inside the same neighbourhood, noise from the Gran Via, proximity to the beach, an open view or the daily walk to the metro still matter. In one building, a dark ground-floor flat and a high-floor exterior flat with a lift can address different buyer pools.

After the district, filter by neighbourhood. Then drop to micro-location, building age and condition, comparable surface, floor, lift, light, exterior space, layout and occupancy. Do not value a Verneda flat with the Diagonal Mar average only because that figure is higher. Look for sales or useful references in the relevant part of your neighbourhood and ask which demonstrable trait justifies each adjustment. The Poblenou name alone does not offset a fifth floor without a lift, poor light or pending special levies.

From the average to a range you can defend

As a quick control, you can multiply the Q2 district average by a comparable built area:

These are not appraisals or launch-price recommendations. The August asking level reported by Idealista is a contrast for advertised competition, not an alternative multiplier. If your documents show 75 m² usable and the statistic uses built metres, the units do not match. Check the deed, cadastral description and plan before calculating.

To explain the range later, write down the date and purpose, what the documents describe, why you accept each comparable and when you will review the price. That shows where the evidence ends and professional judgement begins.

Purpose comes first. Curiosity, a normal sale, a mortgage, an inheritance division and a court dispute do not require the same answer. Order ECO/805/2003 states that the purpose of the valuation conditions the method and valuation techniques to be followed. That order has a defined financial scope and does not necessarily govern an ordinary agency market opinion. Even so, it forces a clean question: decision, date and use of the result.

The document folder defines the flat you will compare. Gather the deed, recent land-registry note, cadastral data, floor plan, energy certificate, certificate of occupancy where applicable, community receipts and meeting minutes. Include approved or expected special levies. If registered, cadastral and measured surfaces differ, resolve them or state them explicitly. For a rented flat, the contract, rent, end date and rights that remain in force also count.

Once the property is identified, look for homes in the same neighbourhood and micro-area, in buildings of similar age and within a sensible surface band. Keep new build and resale apart. In Poblenou and parts of 22@, a converted industrial loft is not the same product as a standard resale flat, and a recent scheme is not a direct comparable for an older Clot building. For each comparable, note the date, surface measurement rule, floor, lift, light, interior or exterior position, condition and occupancy. Ten vaguely similar listings do not improve because there are ten of them. Two or three close references are usually more honest.

If few remain, widen one variable at a time and explain why: surface, for example, or a building from another decade on the same street. Avoid opening neighbourhood, size, condition and building type all at once until the price you wanted from the start somehow fits. Proximity to the beach or to 22@ can justify searching for comparables in that band. It does not authorise adding a “premium” without nearby sales to support it.

A viewing adds what paperwork cannot. Check light at a useful hour and separate direct sun from general brightness. Wide-angle photos do not change the view or the real width of the living room. For balconies, terraces or informally used roof areas, confirm the plan, title, community rules and any enclosures before pricing that space as a private right. An internal room or access through another bedroom also uses the same metres differently from a well-resolved floor plan.

Some attributes change the buyer pool. A fourth floor with views and a reliable lift can draw a strong response; without a lift, part of demand will not even consider it. An entresol eases access but often has less privacy and light. Occupancy is decisive too: a vacant flat available at completion is not a direct comparable for a rented one whose rights continue. Before attributing an adjustment, a qualified professional should review the contract.

Buyers discount foreseeable work. “Renovated” does not say whether electrical systems, plumbing, windows, climate control or waterproofing were renewed. A coherent older home can be ready to move into, while a cosmetic renovation leaves expensive systems untouched. Read the building as well: façade, roof, lift, technical inspection, structure and approved levies affect the budget even when they sit outside the flat’s front door.

Energy performance needs the same restraint. Cristina Arias notes: “More energy-efficient homes also tend to be newer and therefore have better construction quality and higher prices” (Tinsa research and statement). The quote is translated from Spanish. The warning is useful: do not attribute every difference to the certificate letter, and do not apply a national average premium mechanically to one Sant Martí or Poblenou flat. Idealista’s methodology also does not turn a listing into a closing.

Before you publish, fix the launch range and a review rule. Decide which signals will change the price: qualified viewings with no offer, the same objection from unrelated buyers, a comparable home selling, or a lack of useful enquiries. Five figures that do not mean the same thing

Owners often get several figures for the same flat and assume one must be wrong. Usually the purpose changed, not the maths. Order ECO/805/2003 regulates certain financial appraisals, while the Cadastre Law defines cadastral value inside another system.

Asking price. This is the published amount and an invitation to negotiate. Idealista’s €5,352/m² for Sant Martí in August 2026, €5,973/m² for el Poblenou and more than €9,000/m² for Diagonal Mar on asking belong here (Idealista reportage). They describe the level of requested prices on the portal, not the notarial price of your home.

Registered sale price. This comes from completed transactions collected in the official statistics. The Q2 2026 Sant Martí figure of €5,288.88/m² fits here. It is closer to transaction outcomes than a listing index, yet it remains a district, quarterly average that depends on its sample (official XLSX).

Cadastral value. Article 22 of the Cadastre Law says it is objectively determined for each property from data held by the Cadastre and consists of land and construction components. It is an administrative and tax value. It does not update like a listing and does not equal a commercial valuation for today.

Reference value. This has a different tax role. The BOE notice for 2026 states that urban reference values for that year can be consulted permanently through the Cadastre’s electronic office from 1 January 2026. The Catalan Tax Agency guide notes that, for ITPAJD, the taxable base is generally the greatest of reference value, declared value and agreed price or consideration. For inheritance and gifts, the general rule compares reference value and declared value. There are exceptions and challenge routes, so each transaction needs its own review.

Market valuation, regulated appraisal and expert report. These are services defined by purpose, not interchangeable labels for one figure. An agency valuation may guide a normal sale. A lender may require an appraisal from an approved valuation company. An inheritance, divorce or court procedure may need an expert report tied to a date, share and concrete assumptions. Within its scope, Order ECO/805/2003 requires identification and physical inspection, documentary checks and consideration of occupancy.

Ask which decision the figure must support before asking which one is “the real value”. A commercial analysis can help you go to market and still fail as a mortgage certificate. A tax value can fix a self-assessment and say nothing about buyer demand.

Choose the next step according to the consequences

If you have not yet listed the flat, start with a documented market range: analysis date, surface chosen, neighbourhood, close comparables, adjustments, assumptions and review rule. The registered-sales XLSX supplies the transaction anchor; the September Idealista reportage places August advertised competition.

For financing, litigation or a tax procedure, ask the institution or adviser first which document they accept. Order ECO/805/2003 has a delimited financial scope. The ATC explains tax procedures. Neither is a generic stamp for every estimate.

Prepare what can change the result: deed, surfaces, plan, occupancy, renovation history, energy certificate, community minutes, levies and any planning or legal issues. For appraisals within its scope, the BOE rules require checking physical identification, documentation and occupancy, not merely applying a postcode average (Articles 7 and 8).

For an ordinary sale, you can sell your apartment with Pedro and turn district, neighbourhood and property evidence into a concrete range. In the first meeting, reviewing the evidence matters more than whoever names the highest price. The useful result is a defensible interval, the facts that could move it and when to review it again.

How can I make a rough Sant Martí value calculation from the Q2 €/m² figure?

Multiply the Q2 2026 Sant Martí registered-sale average of €5,288.88/m² by a comparable built area, then treat the result as a statistical checkpoint rather than an appraisal. It does not adjust for the neighbourhood, street, floor, lift, light, condition, layout, occupancy or sale purpose.

Check that the surface uses the same definition as the Q2 workbook. Usable and built square metres are not interchangeable inputs.

Is €5,352/m² or €5,973/m² the price my apartment will sell for?

No. Those figures are Idealista’s August 2026 asking-price indicators: €5,352/m² for Sant Martí and €5,973/m² for el Poblenou. They describe advertised competition, not completed transactions, and they neither inspect your apartment nor guarantee a buyer at that price.

The Idealista reportage identifies the month and presents the figures as requested prices. Compare them with registered sales, not with a closing register that source does not contain. The 2026 methodology reinforces that distinction.

Why does the neighbourhood matter so much inside Sant Martí?

In Q2 2026, registered averages ranged from €3,616.82/m² in la Verneda i la Pau to €7,184.96/m² in Diagonal Mar i el Front Marítim del Poblenou. Some samples are small (21 in Vila Olímpica, 27 in Diagonal Mar, 30 in el Clot), so use the correct neighbourhood first and then narrow the comparison to the street and property.

The ten rows and their sales counts appear in the Generalitat XLSX. A sample of 21 sales deserves more caution than el Poblenou’s 127. The official page places those data in the district-and-neighbourhood frame.

Are cadastral value and reference value market values?

No. Cadastral value belongs to the cadastral and tax system, while reference value can affect the taxable base of ITPAJD and inheritance or gift tax. Neither is an asking price, a registered district average or a promise of what a buyer will pay.

When should I commission a professional appraisal?

Commission a purpose-defined professional appraisal when you need a defensible report for a lender, court, tax procedure, inheritance, divorce or co-ownership negotiation. For an ordinary sale, a market valuation may be enough if it states its evidence, assumptions, date and limits.

Order ECO/805/2003 shows why purpose and checks matter in a regulated financial appraisal. For tax questions, confirm the route with the Catalan Tax Agency or a qualified adviser before acting.
