# How to calculate net rental yield in Barcelona

On 11 October 2026 the gross yield on a listing is not enough. Separate gross, cash operating net and IRPF: formulas, real costs, article 23 reductions and a labelled hypothetical example.

On 11 October 2026 I still see the same spreadsheet: listing rent times twelve, divided by the purchase price, and someone calling that “yield”. That figure is only the gross layer. People who search for net rental yield Barcelona often stop there. In Barcelona, where Idealista measured a 5.2% gross yield in the first quarter of 2026 ([April 2026 report](https://www.idealista.com/news/inmobiliario/vivienda/2026/04/07/891696-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-el-arranque-de-2026)), it does not tell you what lands in your current account or what is left after IRPF.

This page does not decide whether you should [sell or rent](https://pedroochoa.com/en/blog/sell-or-rent-apartment-barcelona-profitability-2026/). It also skips the [seven paths for an empty flat](https://pedroochoa.com/en/blog/empty-apartment-barcelona-income-options-2026/). I am teaching three layers of the same deal: gross yield, cash operating net, and tax net. I am not telling you what to do with your flat. Bring receipts, the contract and the acquisition value; without those you only get an outline.

Information

A portal’s gross yield is a market starting point, not your result. It changes with your purchase price, voids, costs and the contract date against article 23 of the IRPF.

## [Three layers you should not mix](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#three-layers-you-should-not-mix)

Net rental yield in Barcelona is not a single percentage. It is three accounts with different rules. The tax layer rests on article 23 of the [Ley del IRPF](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764); the gross and operating layers do not.

The gross layer relates annual rent to the asset price. Idealista builds that gross percentage by relating asking sale prices and asking rents in its quarterly indices, according to its [January 2026](https://www.idealista.com/news/inmobiliario/vivienda/2026/01/13/879293-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-2025) and [April 2026](https://www.idealista.com/news/inmobiliario/vivienda/2026/04/07/891696-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-el-arranque-de-2026) reports. It is useful for comparing markets. It does not subtract IBI, community fees, insurance, voids or tax.

The operating layer looks at cash: rent collected minus real outflows for the year. That includes voids, repairs paid, home insurance, community fees, IBI if you cover it, management fees and the time you spend. [INCASÒL](https://incasol.gencat.cat/es/serveis-i-tramits/fiances-de-lloguers/informacio/diposit-de-fiances) requires you to deposit the security deposit, but that deposit is not an operating cost: it is a balance-sheet movement you recover at the end, except for legitimate withholdings.

The tax layer is different. Net real-estate capital income is gross income minus deductible expenses, under article 23 of Ley 35/2006 del IRPF. The consolidated text is in the [BOE for the Ley del IRPF](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764). Afterwards, if it applies, the housing-lease reduction can apply. The [Agencia Tributaria](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda.html) is clear that this reduction looks at the permanent housing use in article 2 of the [LAU](https://www.boe.es/buscar/act.php?id=BOE-A-1994-26003), not at the adjective in the advert.

Merge the three layers into one cell and you distort the decision. An Eixample flat can look fine on gross yield and weak on cash. A Sant Martí flat can look thinner on gross and better on tax net if the article 23 reduction fits. I do not find “what does Barcelona yield?” useful. I want “what does _this_ flat yield on each layer?”.

## [How to calculate gross rental yield](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#how-to-calculate-gross-rental-yield)

The starting formula is simple:

| Concept | Calculation |
| --- | --- |
| Gross annual rent | Agreed monthly rent × 12 (or the sum of collectable rents for the year if there is proration) |
| Gross yield | Gross annual rent ÷ acquisition price or the market value used as denominator |

According to Idealista, Spain’s gross housing yield in the fourth quarter of 2025 is 6.7% and Barcelona’s is 5.6%, per the [January 2026 report](https://www.idealista.com/news/inmobiliario/vivienda/2026/01/13/879293-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-2025). In the [first-quarter 2026 report](https://www.idealista.com/news/inmobiliario/vivienda/2026/04/07/891696-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-el-arranque-de-2026) the national average stays at 6.7% and Barcelona falls to 5.2%. Those points measure sale listings against rental listings, not your deed.

Before treating that 5.2% or 5.6% as yours, check three things. The denominator matters: if you bought years ago for less than today’s value, gross yield on the historic price is higher than gross yield on replacement value. Listing rent is neither the legal rent nor the rent collected; in a stressed area the cap can sit below the portal, and [Ley 12/2023](https://www.boe.es/buscar/act.php?id=BOE-A-2023-12203) together with the map in the [BOE of 15 March 2024](https://www.boe.es/diario_boe/txt.php?id=BOE-A-2024-5214) condition what you can agree. And gross yield ignores voids: one unpaid month cuts annual rent by one twelfth even if the advert never moves.

In Gràcia or Sarrià-Sant Gervasi I keep seeing the same trap: take the maximum index rent or a neighbour’s listing, divide by an old purchase price, and celebrate. The percentage looks high. The decision goes wrong. Use the rent you can defend in a contract and the denominator you want to compare, historic or market, but label which one you chose.

## [From gross to cash operating net](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#from-gross-to-cash-operating-net)

Cash operating net answers a cash-flow question: how much money is left over the year after you pay what the flat needs to stay rented?

Start from rent actually collected. Subtract what leaves your account. I do not invent a “Barcelona average cost” because I have no official source that fixes one for every flat. What I can list are line items that almost always show up:

- IBI and municipal charges you cover
- Community fees and ordinary or special assessments
- Building insurance and, if you take it, unpaid-rent cover
- Repairs and maintenance paid in the year
- Management fees if you outsource
- Utilities you cover during voids
- Turnover cost: cleaning, minor fixes, photos, time between tenants

[INCASÒL](https://incasol.gencat.cat/es/serveis-i-tramits/fiances-de-lloguers/informacio/diposit-de-fiances) notes that, for habitual housing, the deposit to lodge is one month’s rent and the deposit deadline is two months from formalisation. That deposit with INCASÒL is not an operating expense. What can drain cash is delay or a penalty if you fail to deposit. For habitual-housing contracts formalised from 26 March 2026, the same process asks you to attach the state reference price system report.

The [LAU](https://www.boe.es/buscar/act.php?id=BOE-A-1994-26003) sets the contract regime; the cash sheet decides whether the year closes positive. A seasonal let with a higher monthly rent can leave worse cash than a stable contract if you turn over twice and lose weeks. That operating risk and the legal risk of seasonal lets are covered in [temporary rental in Barcelona](https://pedroochoa.com/en/blog/temporary-rental-barcelona-real-risks-owners-2026/). Here I only flag it as a calculation warning: cash operating net uses months collected, not months advertised.

A clean way to write it:

| Step | What you do |
| --- | --- |
| 1 | Sum rents collected in the calendar year |
| 2 | Subtract cash costs for the same period |
| 3 | Divide the result by the same denominator you used for gross yield |
| 4 | Label the percentage as “cash operating net” |

If you want to compare with a bond or a fund, this layer is more honest than gross. It is still not IRPF.

## [The IRPF net taxable yield](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#the-irpf-net-taxable-yield)

The tax layer does not look at your bank account: it looks at the IRPF base. Net real-estate capital income is gross income minus deductible expenses, under article 23 of Ley 35/2006 del IRPF ([consolidated text](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764)). The [Agencia Tributaria](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/gastos-deducibles.html) lets you deduct expenses needed to obtain the income and amounts set aside for amortisation of the property, provided they reflect effective depreciation.

Two limits change the result. First: financing interest and upkeep and repair costs cannot exceed, for each property, the amount of gross income; the excess can be carried forward to the following four years, according to the deductible-expenses manual. Second: amortisation of the property is treated as effective when it does not exceed 3% of the higher of acquisition cost paid (excluding land) and cadastral value excluding land, per the page on [amounts destined to amortisation](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/gastos-deducibles/cantidades-destinadas-amortizacion.html).

On positive net income the housing-lease reduction can apply. The [Agencia Tributaria summary table](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda/cuadro-reducciones-arrendamiento.html) states, for Renta 2025, that contracts before 26 May 2023 apply 60%, and that later contracts can apply 90%, 70%, 60% or 50% depending on the requirements. The same site explains, on the [housing-lease page](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda.html), that this reduction does not apply to seasonal leases.

On 7 October 2026 the BOE published Real Decreto-ley 29/2026, which rewrites article 23.2. The text is in [BOE-A-2026-20823](https://www.boe.es/diario_boe/txt.php?id=BOE-A-2026-20823). The [thirty-eighth transitional provision of the Ley del IRPF](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764) sets the calendar clearly: contracts before the entry into force of Ley 12/2023 keep the 60% from the wording of 31 December 2021; contracts signed between that entry into force and 1 December 2026 apply the article 23.2 wording in force on 31 December 2025; the new scale in Real Decreto-ley 29/2026 points to contracts from 1 December 2026. It also provides for 80% in certain tacit extensions when the LAU five-year minimum falls after that date.

In practice, on 11 October 2026 most live contracts in Barcelona still sit under the 50/60/70/90 scheme in the Agencia Tributaria table. The new scale (up to 100% in certain rent-cut and non-large-holder cases) matters if you will sign from 1 December 2026. Do not bring the 100% forward onto a 2025 contract.

After the reduction you are left with a base taxed at your marginal rate on the general base. That rate is personal. There is no official “average Barcelona landlord rate”, so I do not invent one. In the hypothetical below I use an illustrative rate and label it.

## [A hypothetical example across the three layers](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#a-hypothetical-example-across-the-three-layers)

Imagine a hypothetical case, not a real file: an Eixample flat bought for 360,000 euros, let as habitual housing at 1,500 euros a month for the full year, with no live mortgage, with 3,600 euros of annual cash costs (IBI, community, insurance and ordinary maintenance) and with a tax computation that treats those 3,600 euros as necessary expenses plus 4,800 euros of deductible amortisation. The contract was signed in 2025 and meets the requirements for the 60% reduction in the table in force on 31 December 2025. Your illustrative marginal rate is 37%.

| Layer | Hypothetical calculation | Result |
| --- | --- | --- |
| Gross | 18,000 ÷ 360,000 | 5.0% |
| Cash operating net | (18,000 − 3,600) ÷ 360,000 | 4.0% |
| Tax net before reduction | 18,000 − 3,600 − 4,800 | 9,600 euros |
| After 60% reduction | 9,600 × 40% | 3,840 euros of base |
| Illustrative IRPF at 37% | 3,840 × 0.37 | 1,421 euros |
| Cash after illustrative IRPF | 18,000 − 3,600 − 1,421 | 12,979 euros |
| Approximate tax net on 360,000 | 12,979 ÷ 360,000 | 3.6% |

Change one piece and the table moves. If the applicable reduction were the general 50% in the [Agencia Tributaria](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda/cuadro-reducciones-arrendamiento.html) table, the base would rise to 4,800 euros and illustrative IRPF to 1,776 euros. If you had signed a seasonal let without permanent housing use, the [tax site](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda.html) denies the reduction: the base would be the full net income. The [consolidated article 23](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764) and [Real Decreto-ley 29/2026](https://www.boe.es/diario_boe/txt.php?id=BOE-A-2026-20823) do not replace your return; they only set the framework.

This example is not a market average. Do not treat these euros as if they belonged to Gràcia or Sant Martí. Replace every cell with your receipts.

## [What a stressed area changes without rewriting the formula](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#what-a-stressed-area-changes-without-rewriting-the-formula)

Barcelona appears on the municipal list in the BOE of 15 March 2024 among the 140 municipalities of the Catalan declaration, with a three-year term from the day after that publication. The reference is [resolution BOE-A-2024-5214](https://www.boe.es/diario_boe/txt.php?id=BOE-A-2024-5214). The Generalitat stressed-areas page, updated on 19 August 2026, still lists the 2024 declarations and treats the 2026 procedures as public information, not as an automatic replacement of the census in force; the index is at [habitatge.gencat.cat](https://habitatge.gencat.cat/ca/normativa/zones-de-mercat-residencial-tensionat/). The broader regulatory detail is in [Catalonia rent rules for owners](https://pedroochoa.com/en/blog/new-catalonia-rental-regulation-owners-guide-2026/).

For yield calculation, a stressed area does not invent a fourth formula. It changes the inputs. It can limit the initial rent or its update under [Ley 12/2023](https://www.boe.es/buscar/act.php?id=BOE-A-2023-12203) and the [LAU](https://www.boe.es/buscar/act.php?id=BOE-A-1994-26003). It can open or close access to reduction percentages in the [article 23.2 table](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda/cuadro-reducciones-arrendamiento.html) that require a dwelling in a stressed area, a rent cut or a young tenant. Idealista can keep publishing a city gross yield of [5.2%](https://www.idealista.com/news/inmobiliario/vivienda/2026/04/07/891696-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-el-arranque-de-2026) while your actual contract cannot reach the listing rent.

The calculation decision is: fix the legal and collectable rent first, then cash, then IRPF. Ley 12/2023 conditions that legal rent in a stressed area ([consolidated text](https://www.boe.es/buscar/act.php?id=BOE-A-2023-12203)); reversing the order is the usual mistake when someone “optimises” the tax percentage on a rent they cannot collect.

## [Mistakes that distort the numbers](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#mistakes-that-distort-the-numbers)

The most common error is treating Idealista’s gross figure as if it were net. The [January 2026](https://www.idealista.com/news/inmobiliario/vivienda/2026/01/13/879293-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-2025) and [April 2026](https://www.idealista.com/news/inmobiliario/vivienda/2026/04/07/891696-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-el-arranque-de-2026) reports talk about gross yield. That is the whole claim.

Another common failure: putting non-cash items into cash operating net, or forgetting voids. The 3% tax amortisation improves IRPF; it is not a monthly bill. Confusing one with the other inflates or depresses the wrong layer. The Agencia Tributaria pages on [amortisation](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/gastos-deducibles/cantidades-destinadas-amortizacion.html) and [deductible expenses](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/gastos-deducibles.html) serve the tax layer, not a cash-sheet rewrite.

I also see article 23 reductions applied to uses that do not allow them. Seasonal, tourist or a legal entity without accredited use as housing for an identified natural person: the [Agencia Tributaria](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda.html) denies the reduction. Bringing the 100% from [Real Decreto-ley 29/2026](https://www.boe.es/diario_boe/txt.php?id=BOE-A-2026-20823) forward onto a contract before 1 December 2026 clashes with the [thirty-eighth transitional provision](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764).

Then there is the Catalan filing. Without a deposit at [INCASÒL](https://incasol.gencat.cat/es/serveis-i-tramits/fiances-de-lloguers/informacio/diposit-de-fiances) the contract can still exist between the parties and still leave administrative exposure. It does not change the maths; it changes operating risk. Comparing your tax net with the gross yield of a different neighbourhood makes the same kind of mistake: a 5.6% city gross figure from late 2025 does not validate a hand-drawn 7% “net” on a Sarrià-Sant Gervasi flat.

## [When it is worth recalculating](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#when-it-is-worth-recalculating)

Recalculate when a material input changes: new rent, new contract, a long void, an extraordinary special assessment, a change in marginal rate, or a legal change that hits your signature date. [Real Decreto-ley 29/2026](https://www.boe.es/diario_boe/txt.php?id=BOE-A-2026-20823) is an example of a change that does not rewrite old contracts overnight, but does force you to check the calendar before signing from December 2026. [Ley 12/2023](https://www.boe.es/buscar/act.php?id=BOE-A-2023-12203) and the [stressed-areas map](https://habitatge.gencat.cat/ca/normativa/zones-de-mercat-residencial-tensionat/) already condition rent; article 23 tax rules condition the net.

If the flat is empty and you are still choosing a path, go back to the [income options tree](https://pedroochoa.com/en/blog/empty-apartment-barcelona-income-options-2026/). If you are weighing rent against leaving the asset, the matrix is in [sell or rent](https://pedroochoa.com/en/blog/sell-or-rent-apartment-barcelona-profitability-2026/). If the problem is how the contract fits the rules, read the [owner guide](https://pedroochoa.com/en/blog/new-catalonia-rental-regulation-owners-guide-2026/). This page stays with the calculation.

Also recalculate when the denominator changes meaning. If you compare with selling, today’s market value matters more than the 2015 price. If you measure return on capital contributed, use that capital, not the flat’s gross value. Label the denominator. Without a label, the percentage lies politely.

## [Frequently asked questions](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#frequently-asked-questions)

The answers below summarise the framework in [article 23 of the IRPF](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764) and Idealista’s gross-yield reports ([Idealista](https://www.idealista.com/news/inmobiliario/vivienda/2026/04/07/891696-la-rentabilidad-de-la-vivienda-cae-hasta-el-6-7-en-el-arranque-de-2026)). They do not replace a personal tax return.

### [What is the difference between gross and net rental yield?](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#what-is-the-difference-between-gross-and-net-rental-yield)

Gross yield divides annual rent by the flat price. Net yield subtracts real cash costs or, on the tax layer, applies deductible expenses and the article 23 IRPF reduction. Idealista publishes city gross figures; your cash operating net and your tax net come from receipts and from the [Agencia Tributaria](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/gastos-deducibles.html).

For contracts between 26 May 2023 and 1 December 2026, the thirty-eighth transitional provision points to the article 23.2 wording in force on 31 December 2025: 50%, 60%, 70% or 90% depending on the requirements. The [summary table](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda/cuadro-reducciones-arrendamiento.html) details those bands; the consolidated text of the [Ley del IRPF](https://www.boe.es/buscar/act.php?id=BOE-A-2006-20764) contains the transitional provision.

No. The Agencia Tributaria says the article 23.2 reduction does not apply when the lease is for a season, because it does not cover a permanent housing need. In other words, that reduction does not apply to seasonal leases. The site links this to article 3 of the [LAU](https://www.boe.es/buscar/act.php?id=BOE-A-1994-26003) and repeats it on the [housing-lease page](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/reducciones-rendimiento-neto/arrendamiento-inmuebles-destinados-vivienda.html).

The Agencia Tributaria allows you to deduct expenses needed to obtain the income and the effective amortisation of the property, with specific limits for interest, upkeep and repairs. Start with the [deductible expenses](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/gastos-deducibles.html) manual and the [amortisation](https://sede.agenciatributaria.gob.es/Sede/ayuda/manuales-videos-folletos/manuales-practicos/irpf-2025/c04-rendimientos-capital-inmobiliario/gastos-deducibles/cantidades-destinadas-amortizacion.html) sheet.

### [Is Barcelona still a stressed residential market area on 11 October 2026?](https://pedroochoa.com/en/blog/net-rental-yield-barcelona-how-to-calculate-2026/#is-barcelona-still-a-stressed-residential-market-area-on-11-october-2026)

Yes. Barcelona appears on the list of municipalities published in the BOE on 15 March 2024, with a three-year term from the day after that publication. [Resolution BOE-A-2024-5214](https://www.boe.es/diario_boe/txt.php?id=BOE-A-2024-5214) and the [Generalitat](https://habitatge.gencat.cat/ca/normativa/zones-de-mercat-residencial-tensionat/) index are the references I use for that statement.

If you want to check the calculation against a specific flat for rent, or review numbers before you sign, you can [write to me](https://pedroochoa.com/en/contact/) or look at the current inventory under [rent](https://pedroochoa.com/en/rent/). Bring agreed or intended rent, last year’s costs and the contract date; with that, the three layers can be separated without selling you a single percentage.

Expert note

> Idealista puts Barcelona housing gross yield at 5.2% in the first quarter of 2026, against a 6.7% national average in the same report.
